1. How do I fill out an application?
The application is done on-line – Click Here , select the property you wish to apply and start the application process. Important – ALL occupants over the age of 18 MUST apply. Or if you prefer you can submit an application in person during normal business at 3502 Ave N Lubbock, TX 79412.
2. How much is the application fee?
We charge only $25 per application. Everyone over the age of 18 must submit an application. Nobody charges less than us!
3. Is there a background check and what do you look for in the background check (i.e past felony, past evictions, bankruptcy)?
We do run a background check. We do not automatically deny based on past criminal record, collection or eviction BUT THEY ARE factored into our decisions along with rental and employment history.
4. What are the income requirements?
Your household monthly income must be at least 3 times rent (Ex. $900.00 rent= about $2,700 GROSS income or BEFORE taxes to support the rent. This can be any source of income- pay stubs, pension, Social Security, child support, alimony etc. Proof of income We need the last 3 months of your paystubs.
5. What are the requirements to get approved?
Income (3x the rent) and employment/rental history (2 years). Applicants who do not meet these qualifications may still get approved as a “high risk” tenant.
6. How long does it take to get approved?
Most tenants get approved within 24 hours of submitting an application but it depends on how quickly we can get ahold of references.
7. Do you offer second chances?
Yes, we absolutely offer second chances. In fact, the vast majority of our current tenants had some sort of blemish in their past. But that doesn’t mean that everyone who applies will gets approved. We make decisions on a case by case basis and consider the entirety of the situation.
8. How much is the deposit?
For tenants who meet our qualifications, the deposit is equal to one month’s rent but can be paid over 6 months rather than at move in. For high risk tenants the deposit is double (2x the rent) but can be paid over 12 months rather than at move in.
9. Do you allow pets?
Yes. We charge a $75 nonrefundable pet deposit per pet plus a $25 per monthly pet fee for per pet.
10. I have an eviction; will this disqualify me?
If disclosed up front, an eviction will not automatically disqualify you in and of itself. We look at the entirety of the situation and make decisions on a case-by-case basis. However, what will immediately disqualify someone is not disclosing the eviction up front.
11. I have a felony on my record; will this disqualify me?
If disclosed up front a felony will not automatically disqualify you in and of itself. We look at the entirety of the situation and make decisions on a case-by-case basis. However, what will immediately disqualify someone is not disclosing the felony up front.

13. How do I schedule a viewing?
Self viewings are scheduled directly on our website on the Availability tab above
14. Will there be someone meet me to show me the house I’m interested in?
No. We offer “self-access” viewings only.
15. Do your houses come with appliances?
Appliances are NOT included.
16. What amenities does this house include?
The majority our houses come with the following amenities: fenced yard, near schools, washer/dryer hook-ups, central heat etc. However, some do not. Because amenities may vary from house to house we recommend you confirm for yourself during the “self” viewing.
17. Is the house gas or electric?
Almost all our houses come with both gas and electric.
18. How are utilities handled for rental properties?
Tenant is responsible to turn on service for Gas and Electric into their own name and provide the account numbers prior to move in.
19. Is this house have central heat and air?
Some of our houses have central heat and air while others don’t. It is always a good idea to confirm for yourself during the “self” viewing.
